Originally, owner Carolyn Dunn referred to her projects as Ladybuilt 1…Ladybuilt 2, and so on to identify houses she had featured in the Parade of Homes. Then, the change to “bilt” came when her daughter gifted her with a custom license plate, and the word “built” was too long. And the rest is history.
Through collaboration with our clients we bring more than 30-years of commitment to quality. We develop projects that are tailored to our clients’ specific needs and desires, while maintaining a cohesive relationship with the coastal environment in which we live.

Carolyn Dunn and Dunn & Associates
For more than 30 years, Carolyn Dunn has been a NC licensed general contractor specializing in custom home design and building. She became the first female contractor to join the Raleigh Wake County Homebuilders Association, eventually serving on the association's board. She is a native of Johnston County, NC. Caroliyn became a general contractor after working with a builder and as a Real Estate Broker.
She began modestly in Raleigh North Carolina and quickly became a well respected general contractor in the area, and was building in the finest neighborhoods. Within the last 10 years, Carolyn has been building in the coastal area, beginning with her first home on Kure Beach at Kure Beach Village. She’s built homes in Pinehurst at The Cape, Shipwatch, Airlie Gardens, and Magnolia Greens and all the way to Sea Trail in Sunset Beach. Whether the homesite is on a canal, ocean front or even in floodplain neighborhoods, Ladybilt Designs homes are found up and down the coast.
She’s a hands-on GC, where she is often on-site working with subcontractors and scheduling materials and keeping the project on schedule. According to Carolyn, “time is money” and it is imperative that projects are not delayed. This high-quality attention to detail makes her stand out with her clients.
Additionally, when it comes to design, she works closely with her clients on interior and exterior design choices from selecting cabinets to door handles, countertops to flooring, no detail goes unnoticed. She enjoys taking clients on tours of her homes to allow for them to see the work and attention to detail that each individual client has received. According to Carolyn, many of her clients are still living in the homes she’s built for them. Because of her commitment to design and construction oversight, Carolyn only commits to a limited number of projects.
